What it covers

Annual servicing, CP12 gas safety records and boiler repairs — done by engineers who actually open the case

An annual boiler service should take 40–60 minutes and involve the case coming off the boiler. If yours has only ever taken ten minutes with no tools out, it hasn't been serviced — it's been sticker-checked. That's a problem the day the boiler fails and the manufacturer asks for evidence of compliant servicing to honour the warranty.

Our full service follows the manufacturer's exact published checklist for the specific model: visual inspection, combustion analyser, gas pressures, flue integrity, condensate trap, expansion vessel pressure, system pressure, all safety devices and a working test. You receive a digital service record the same day, and we register the service with the manufacturer where required.

We also handle landlord gas safety inspections (CP12 / Gas Safety Records) on all gas appliances — boiler, hob, gas fire — with photographic evidence and tenant signature where possible.

What happens if you wait

Missing a single service can void a 10-year warranty

Manufacturer warranties are conditional. Worcester, Vaillant, Ideal and Viessmann all require evidence of annual servicing — usually within 12 months and 30 days of the previous service. Miss it, and the warranty silently lapses. You only find out when the heat exchanger fails and the £1,800 bill lands.

Voided warranty

No annual service = no warranty cover. The first you'll know is when a major component fails and the manufacturer asks for proof of servicing.

Carbon monoxide risk

Blocked condensate, partial flue blockages and worn seals can allow CO to vent into living spaces. Annual service is the primary line of defence.

Winter breakdown

Most no-heat callouts happen between November and February — exactly when emergency rates apply and parts can be delayed by 24–48 hours.

Common mistakes we fix every week

  • Booking the cheapest 'service' on a comparison site and finding the engineer never opens the case.
  • Skipping a year because 'it seems fine' — and silently voiding a 10-year warranty.
  • Letting a non-gas-safe handyman 'service' the boiler.
  • Ignoring a flashing low-pressure light for months instead of finding the underlying leak.
  • Booking the service in January when every engineer in the county is unblocking condensates.
  • Throwing away the service record because 'it's just paperwork' — until you sell the house.

Our process

A predictable, step-by-step system — no surprises, no upsells

  1. STEP 01
    Schedule the visit

Book online or by phone. We confirm a two-hour arrival window — not 'sometime Tuesday'.

  2. STEP 02
    On-time arrival

Engineer arrives within the window, photo-ID, gas-safe card and shoe covers.

  3. STEP 03
    Full manufacturer service

Case off, full checklist, combustion analyser, all gas pressures and flue integrity tested.

  4. STEP 04
    Clean & adjust

Burner cleaned, condensate trap flushed, system pressure adjusted, any small issues fixed on the spot.

  5. STEP 05
    Digital record same day

Service report emailed within 24 hours. CP12 issued immediately for landlord work.

What you get

Concrete outcomes — not vague promises

Warranty protected

Documented annual service keeps your 10-year manufacturer warranty intact.

Carbon monoxide safe

Full combustion analysis confirms safe operation — the only way to actually verify.

Lower bills

A serviced boiler runs at peak efficiency — typically 5–10% lower gas consumption than a neglected one.

Catch faults early

Worn pumps, weak diverters and tired expansion vessels are caught while they're cheap fixes.

Compliance for landlords

CP12 issued same day, digitally stored, tenant signature collected where present.

Booked when you want

Online booking, two-hour windows, evening and weekend slots available outside peak winter.

Technical detail

What a real boiler service actually includes — and how to tell if yours has had one

There's a wide gulf between a £45 'service' and a proper manufacturer-spec service. The difference shows up years later, in warranty disputes and avoidable breakdowns. Here's what a proper one looks like.

The full service checklist

Every service follows the manufacturer's published procedure for the specific model and year. The case comes off. The flue is checked for leaks and correct fall. Gas inlet and burner pressures are measured. Combustion is analysed with a calibrated FGA. The condensate trap is cleaned. System pressure, expansion vessel charge and PRV operation are checked. Any safety device errors are read and logged.

  • Visual inspection of case, seals, pipework and flue
  • Flue gas analysis (CO, CO₂, ratio, efficiency)
  • Gas inlet working pressure and burner pressure
  • Condensate trap clean and refill
  • Expansion vessel pressure check and re-charge
  • System pressure, PRV operation and pump test
  • All safety device function test
  • Visual fan and heat exchanger check

Landlord gas safety records (CP12)

Landlord gas safety inspections are a legal requirement (Gas Safety (Installation and Use) Regulations 1998). They must be carried out by a gas-safe registered engineer every 12 months, on every gas appliance and gas line in the property. We issue the record digitally the same day, store it for compliance, and arrange tenant signatures where possible.

Boiler repairs and fault diagnosis

Most boiler faults present as one of a few error codes — F1, F22, A01, EA, E133 — depending on brand. Our engineers carry diagnostic tools for Worcester, Vaillant, Ideal, Viessmann, Baxi, Glow-worm and Potterton, and most domestic faults are resolved in a single visit with stock-carried parts. Where a part needs ordering we'll usually have it next day.

Service plans for landlords and multi-property portfolios

We offer fixed annual service plans for landlords with 5+ properties — single point of contact, scheduled CP12 reminders, dashboard access to all certificates, and reduced rates on repairs. Ideal for letting agents, holiday let owners and HMO landlords across Kent and Medway.

Frequently asked

Straight answers to the questions Kent homeowners ask us most

How much does a boiler service cost in Kent?+

A standard domestic gas boiler service is a fixed fee, including full manufacturer checklist, combustion analysis, condensate trap clean and digital report. Landlord CP12 with single appliance is slightly higher to reflect the additional certification work.

How long should a service take?+

Between 40 and 60 minutes for a standard combi. If your previous 'service' took ten minutes with the case never opened, it wasn't a service.

Do I need an annual service if the boiler is working fine?+

Yes. Manufacturer warranty almost universally requires it. Missing a year typically voids cover, and you'll only find out when a major component fails.

What's included in a landlord CP12?+

Full inspection of every gas appliance (boiler, hob, oven, fire), gas tightness test, ventilation check, and the formal Gas Safety Record signed and issued same day. We store a copy digitally as a backup.

Do you service all boiler brands?+

Yes — Worcester, Vaillant, Ideal, Viessmann, Baxi, Glow-worm, Potterton, Alpha, Main and most other UK domestic brands. Less common imports we'll confirm before booking.

When should I service my boiler?+

Ideally autumn — September to October — so faults are caught before winter and engineers are most available. We send service reminders 11 months after each visit.

Can you service my boiler if I bought it elsewhere?+

Yes. We service any compliant gas boiler regardless of who installed it. We can also register your existing warranty service history if your records are incomplete.

What if you find something wrong?+

We'll explain it, quote any repair as a fixed price, and only proceed with your agreement. Minor adjustments (pressure, condensate clean, small tweaks) are included in the service.

Do you offer service plans?+

Yes — for both individual homeowners (annual reminder, fixed rate, priority booking) and landlord portfolios (multi-property dashboard, scheduled CP12s, reduced repair rates).

Will I get paperwork?+

Yes. A full digital service report within 24 hours. CP12s issued same day. Both are stored on our system if you ever need a duplicate (e.g. selling the property).

Book your annual service before winter hits.

Two-hour arrival windows, full manufacturer-spec service, paperwork same day. Landlord CP12s available with single or multi-property pricing.
