That's a problem the day the boiler fails and the manufacturer asks for evidence of compliant servicing to honour the warranty.
Our full service follows the manufacturer's exact published checklist for the specific model: visual inspection, combustion analyser, gas pressures, flue integrity, condensate trap, expansion vessel pressure, system pressure, all safety devices and a working test. You receive a digital service record the same day, and we register the service with the manufacturer where required.
We also handle landlord gas safety inspections (CP12 / Gas Safety Records) on all gas appliances — boiler, hob, gas fire — with photographic evidence and tenant signature where possible.
What happens if you wait
Missing a single service can void a 10-year warranty
Manufacturer warranties are conditional. Worcester, Vaillant, Ideal and Viessmann all require evidence of annual servicing — usually within 12 months and 30 days of the previous service. Miss it, and the warranty silently lapses. You only find out when the heat exchanger fails and the £1,800 bill lands.
No annual service = no warranty cover. The first you'll know is when a major component fails and the manufacturer asks for proof of servicing.
Blocked condensate, partial flue blockages and worn seals can allow CO to vent into living spaces. Annual service is the primary line of defence.
Most no-heat callouts happen between November and February — exactly when emergency rates apply and parts can be delayed by 24–48 hours.

What a real boiler service actually includes — and how to tell if yours has had one
There's a wide gulf between a £45 'service' and a proper manufacturer-spec service. The difference shows up years later, in warranty disputes and avoidable breakdowns. Here's what a proper one looks like.
The full service checklist
Every service follows the manufacturer's published procedure for the specific model and year. The case comes off. The flue is checked for leaks and correct fall. Gas inlet and burner pressures are measured. Combustion is analysed with a calibrated FGA. The condensate trap is cleaned. System pressure, expansion vessel charge and PRV operation are checked. Any safety device errors are read and logged.

Landlord gas safety records (CP12)
Landlord gas safety inspections are a legal requirement (Gas Safety (Installation and Use) Regulations 1998). They must be carried out by a gas-safe registered engineer every 12 months, on every gas appliance and gas line in the property. We issue the record digitally the same day, store it for compliance, and arrange tenant signatures where possible.
Boiler repairs and fault diagnosis
Most boiler faults present as one of a few error codes — F1, F22, A01, EA, E133 — depending on brand. Our engineers carry diagnostic tools for Worcester, Vaillant, Ideal, Viessmann, Baxi, Glow-worm and Potterton, and most domestic faults are resolved in a single visit with stock-carried parts. Where a part needs ordering we'll usually have it next day.

Can you service my boiler if I bought it elsewhere?+
Yes. We service any compliant gas boiler regardless of who installed it. We can also register your existing warranty service history if your records are incomplete.
What if you find something wrong?+
We'll explain it, quote any repair as a fixed price, and only proceed with your agreement. Minor adjustments (pressure, condensate clean, small tweaks) are included in the service.
Do you offer service plans?+

Will I get paperwork?+
